JOINT BOARDS MEETING
February 18, 2003
The quarterly meeting of the Township Board, Planning Commission and Zoning Board of Appeals was held at the Township Hall. Planning Commission Chairman Neil Sikora called the meeting to order at 7:00 p.m.

Also present was Jodi Stefforia, Planning Director, Mary Lynn Bugge, Planner, and one interested person.
PROPOSED AMENDMENTS - HOME OCCUPATION ORDINANCE
Planner Bugge reviewed the proposed amendment to the Home Occupation Ordinance. She advised the proposed ordinance would maintain home occupations as incidental and subordinate to the principal use of the premises for residential purposes. She further advised modified criteria expand the area permitted and permit the area to be located in an attached garage. Home occupations would also be permitted in all residential districts.
Ms. Bugge also advised that residents wishing to use a detached garage or accessory building for a home occupation would be subject to Special Exception Use review, and standards would be established based on area of the property.
PROPOSED NEIGHBORBOOD COMMERICAL DISTRICT
Planning Director Stefforia reviewed proposed steps to implement the Neighborhood Commercial Future Land Use Classifications of the Master Land Use Plan using an overlay zoning district.
She further advised that by definition neighborhood commercial areas are compatible with nearby residential development and reserved for uses designed to meet the frequent shopping needs of the area, each overlay area would be initiated by a private individual, and a requirement of one mile between each existing/planned neighborhood commercial is proposed to keep options numerous, the overlay area could be a maximum of two acres with building size limited to 50% coverage.
Ms. Stefforia further advised the proposed amendments to the Master Land Use Plan requires notice be sent to abutting communities and requested on behalf of the Planning Commission permission to send the Notice of Intent to neighboring communities.
Motion by Culp, second by Corakis to provide notice of the proposed Master Land Use Plan amendments. Carried.
BOARD MEMBER COMMENTS
Trustee Corakis commented he felt the Master Land Use Plan should be reviewed every five years. There was discussion that the plan is reviewed and updated as warranted. There was also discussion that consideration be given to forming a committee consisting of representatives from each board to begin an overall review.
There was no further business. The meeting adjourned at approximately 8:10 p.m.
