The quarterly meeting of the Township Board, Planning Commission and Zoning Board of Appeals was held at the Township Hall. Planning Commission Chairman Neil Sikora called the meeting to order at 7:00 p.m.

Also present was Jodi Stefforia, Planning Director, and Mary Lynn Bugge, Planner.
PLANNING COMMISSION RECOMMEDATION UPDATE TO ACCESS MANAGEMENT PLAN
Planning Commission Chairman Sikora reviewed the proposed updates to the Access Management Plan. Information from Planning Director Stefforia advised the Township has experienced tremendous residential and commercial growth as well as street extensions, widenings and reclassifications since the document was adopted in 1991, therefore it is appropriate and necessary to update the text, maps, and factual information upon which access management polices are based.
Motion by Bushouse, second by Corakis to set First Reading of the update for August 26th. Carried.
VARIOUS AMENDMENTS TO ZONING ORDINANCE
Planning Director Stefforia presented a list of text amendments based upon comments from all the Boards as well as day to day implementation of the Ordinance. They include setbacks, building lighting, parking, setbacks, and signage in the Village Commercial District, site condominium final review by Township Board to determine need for dry sewer, require final site plan in digital form, correct language concerning mobile home communities review by Planning Commission, language to allow Planning Commission to grant dimensional deviation for parcels, allow staff to approve second dwelling on property when original dwelling is to be removed, allow Township to accept performance guarantees other than Irrevocable Letter of Credit, and various corrections to typographical errors and incorrect cross references.
Trustee Brown commented documentation of staff approval for a second dwelling on a property where original dwelling is to be removed should be placed in the property file.
There was discussion of the final report from the State Land Use Council and how it will affect local planning and land use.
There was no further business. The meeting adjourned at approximately 7:30 p.m.
