DYLHOFF - ACCESSORY BUILDING REVIEW - 9811 WEST G AVENUE - (PARCEL NO. 3905-05-105-045)

A meeting was conducted by the Oshtemo Charter Township Zoning Board of Appeals on Tuesday, September 13, 2005, commencing at approximately 3:00 p.m. at the Oshtemo Charter Township Hall.

Also present were Jodi Stefforia, Planning Director; Mary Lynn Bugge, Township Planner; and 1 other interested person.

CALL TO ORDER

The Chairman called the meeting to order at approximately 3:00 p.m.

MINUTES

The Chairman said that the first item was consideration of the minutes of August 23, 2005. Mr. Turcott made a motion to approve the minutes as submitted, and the motion was seconded by Mr. McClung. The Chairman called for a vote on the motion, and the motion passed unanimously.

DYLHOFF - ACCESSORY BUILDING REVIEW - 9811 WEST G AVENUE - (PARCEL NO. 3905-05-105-045)

The Chairman indicated the next item on the Agenda was a request by Brian Dylhoff to construct an accessory building on his property that will be placed forward of the dwelling. The subject property is located at 9811 West G Avenue, being Parcel No. 3905-05-105-045. The Chairman asked to hear from the Planning Department. Ms. Bugge presented her report dated September 13, 2005, and the same is incorporated hereby reference.

Ms. Bugge explained to the Board that the applicant wished to construct a 1,920 square foot accessory building, placed 194 feet from the right-of-way, on approximately 7.8 acres. The building is proposed to be placed forward of the existing dwelling triggering review by the Zoning Board of Appeals.

Ms. Bugge then took the Board through the provisions of Section 78.820, as set forth in her report. Ms. Bugge asked that the Zoning Board of Appeals discuss the intended use of the building with the applicant.

The Chairman asked if there were any questions of the Planning Department, Ms. Borgfjord asked if the neighbors had been given notice of the meeting; Ms. Bugge responded that a mailing to all property owners within 300 feet had been done. Hearing no additional questions, the Chairman asked to hear from the applicant. Mr. Brian Dylhoff introduced himself to the Board.

Mr. Turcott asked the applicant if he had any other accessory buildings on the property. The applicant responded that presently there were no accessory buildings on the property.

Mr. Turcott asked the applicant about the large size of the building. The applicant responded that he had several items to store such as classic cars and a boat. He further stated that the items in the building will belong to him.

Ms. Borgfjord asked the applicant if he planned to repair his vehicles in the building. The applicant responded that no major repairs would be done, he's just a collector.

The Chairman asked if there were any comments from the audience. There was no one in the audience to comment.

Ms. Bugge indicated that this request was similar to others approved by the Board and that the site was very heavily wooded.

Mr. Bushouse asked the applicant if the property is hard to see into even during the winter months. The applicant responded that it is so heavily wooded that even in the winter and with the trees he reluctantly removed to clear the building pad, it will be hard to see the building.

Ms. Borgfjord made a motion to approve the request for an accessory building to be placed forward of the dwelling due to the distance from the road and wooded nature of the property making additional screening unnecessary. Mr. McClung seconded the motion. The Chairman called for further discussion. Hearing none, he called for a vote on the motion, and the motion passed unanimously.

There being no further business to come before the Zoning Board of Appeals, the Board adjourned at approximately 3:08 p.m.
