The quarterly meeting of the Township Board, Planning Commission and Zoning Board of Appeals was held at the Township Hall. Supervisor John VanDyke called the meeting to order at 7:00 p.m.

REZONING - STADIUM/DRAKE
Planner Stefforia advised a request to rezone the southwest corner of Stadium Drive and Drake Road from R5 Mobile Home to CR Commercial Restricted. The Planning Commission conducted a public hearing on May 13th and recommends approval of the request. She noted commented were received at the public hearing from members of the Asylum Lake preservation group urging the Township to take care in reviewing any future development proposal to ensure that the wetlands on the property and their relationship to the lake are not negatively impacted.
VARIOUS TEXT AMENDMENTS
Planner Bugge reviewed amendments/clarifications to various sections of the zoning ordinance. They include definition of family and group day care homes, hotel, motel, front yard, changing required setback in R-3, clarifying site improvement language in the VC district, requiring full cutoff fixtures for building mounted lighting, clarifying language regarding zoning compliance certificate, applying the landscape ordinance language to the 9th Street Focus Area and adding language for requiring dry sewer. The Planning Commission will conduct a public hearing on the amendments on June 10th.
TEXT AMENDMENTS - CR DISTRICT
Ms. Stefforia presented proposed text amendments to the CR District making every use a Special Exception Use which would allow the Planning Commission to review each proposed development in the district to ensure it fits with the site and recognizes the importance of the Township gateway. The other revisions to the existing language provide clarification, quality limitations on allowed uses, and provide for additional uses in the district such as limited retail and scientific/medical laboratories. The Planning Commission will conduct a public hearing on this update on June 10th.
Planner Bugge advised a rezoning request had been received regarding the Sherwood Place parcel on Stadium Drive; the applicant is requesting VC - Village Commercial zoning.
Trustee Corakis commented he felt a committee should be established to review the Master Land Use Plan. Consensus was to wait until after the August election to include any new board members.
There was discussion the DDA and Township Board should forward their positions regarding the desire to have boulevards to the Kalamazoo County Road Commission.
There was discussion of communication from the Kalamazoo County Road Commission inviting comment on their update of its Procedures, Guidelines and Specifications for Developing Public Roads Policy. Ms. Stefforia commented in reviewing the draft, suggestions she had made previously were not considered. Discussion then centered on encouraging other townships, and the Kalamazoo County Board of Commissioners to participate in the review and comment.
There was no further business. The meeting adjourned at approximately 7:45 p.m.
